About Streamline Strata Care
Streamline Strata Care cleans, gardens and maintains the common property of strata buildings across Sydney’s Eastern Suburbs, Inner West, North Shore, South Sydney and the CBD fringe. It runs from Maroubra and looks after 38 buildings, mostly walk-ups, mixed-use blocks and small schemes.
The business started as Streamline Property Care in 2007. Sam Spry was involved in it from 2022 and took it over in 2025. He kept the Streamline name, the logo and the domain, and changed the trading name to Streamline Strata Care. He answers the phone himself.
Technology Stack
- Framework: Astro static site with MDX content, and the reviewed copy kept separately from the build copy so every change is checked against the original
- Hosting: A Cloudflare Worker with static assets, routed on the domain and its www address
- Quote form: A plain form post that works without JavaScript, handled by the Worker and sent through Cloudflare’s Email Service, with spam protection that needs no CAPTCHA
- Publishing: Every push builds on Cloudflare and deploys only if all checks pass. A daily Cron Trigger calls a Workers Builds deploy hook, so scheduled articles publish on their date
- Analytics: Google Analytics 4 on the live site only, with phone, email and form events
The Challenge
- A seasoned domain going to waste: The domain had been indexed since 2013, and the old site’s pages were dropping out of Google each week
- A change of owner to explain: Strata managers and accounts teams check a contractor’s ABN and certificates before they pay. The site needed to show who owns the business now and how to check it
- Claims a committee can rely on: Every promise on the site had to be one Sam can keep, and every figure had to rest on a document
- A quote form that cannot lose enquiries: Cloudflare Pages would not accept the email binding the form needed
Our Approach
- Written for the people who appoint a contractor: A page for strata managers sets out what to check before appointing any cleaner, from certificates to the notice clause, and each service page carries a scope table a manager can paste into a contract
- Every claim traced to its source: Every statement about the business comes from Sam’s own answers, and every figure rests on a document, such as the insurance certificate behind the public liability figure
- Rules the build enforces: 74 automated checks run before every deploy, covering links, page structure, search settings and facts that must match across pages. A build that fails any check never goes live
- Old addresses kept working: 12 permanent redirects send the old site’s addresses to their new pages, so the links and search history the domain had built up are not lost
- Scheduled articles, checked ahead: The articles publish one a month. A test harness builds the site as it will look on each publish date, which caught 2 problems in an upcoming article weeks before it was due
Key Features
- For strata managers: What to check before you appoint a strata cleaner, a checklist that works for any contractor
- Service pages: Strata cleaning, gardening and lawns, and property maintenance, each with a scope of works and a plain list of what the business does not do
- The change of owner, in one place: The about page covers the ownership story, the ABN and how to check it
- A quote form built for strata: It asks for lots, building type and contract end date, and still works with JavaScript off
- Brand kept, made sharp: The original swoosh redrawn as a vector, with the wordmark updated to read Strata Care, and a matching email signature
